The Emerald Reaches 50 Percent Sold

Downtown living is here to stay! On the heels of reaching the significant sales milestone of over 50 percent sold at The Emerald comes the news that downtown Seattle’s population has rebounded. The population of downtown Seattle hit a new high in 2021, as did downtown apartment occupancy, according to data featured in a new report from the Downtown Seattle Association.

“I think in many ways we overstated the impact of the pandemic on people’s behaviors and preferences, that have been trending toward urban places and walkability,” said Jon Scholes, president of DSA. “I’m not surprised by the data, frankly.” Both downtown Seattle apartment occupancy as well as rents have hit all-time highs in second quarter of 2021. The appeal of city living isn’t so easily snuffed out, according to the Seattle Times article. The growth of greater downtown has been remarkable over the past decade. ESRI’s estimates show the population has increased by 60% since 2010, when the population was just 62,000.

Despite the news that Amazon will delay its return to work until 2022, downtown Seattle sales continue to be swift. Following record sales with a successful first-half of 2021, totaling $50M in sales in the first two quarters of this year alone, The Emerald’s continued transaction velocity confirms its position as the city’s fastest selling and most attractive downtown residential high-rise available to buyers in today’s current market, as recently reported this update on The Registry Pacific Northwest Real Estate.

“The Emerald represents the very best of what Seattle has to offer,” said Dehlan Gwo, Director of Marketing and Sales for Create World Real Estate, developer of The Emerald. “Our buyers are purchasing a timeless piece of the city and are eager to plant their roots in the heart of our thriving downtown. We look forward to continue leading downtown’s revival and excited for our new owners to call Seattle’s waterfront home.”

The Emerald’s remaining private residences comprise a variety of floor plans including studios-, one-, two- and one-bedrooms with dens starting from $434,000. Featuring the finest finishes, residences offer wide-plank European White Oak hardwood flooring, custom wood cabinetry with integrated lighting, and quartz counter tops. Residences also include spacious walk-in closets, Latch touchless and keyless entry technology for seamless and secure access, and floor-to-ceiling glass window allowing abundant natural light and incredible views.

The Emerald is also currently selling its exclusive 22-residence penthouse collection offering two-, three, and four-bedroom single-story residences up to ~3,948 square feet ranging from $3M to $10.9M. Located on the uppermost residential floors 34 through 38, each penthouse boasts over 10-foot floor-to-ceiling windows, hand-selected premium materials including natural stone slab countertops and backsplash, natural stone floors, and custom wood cabinetry with integrated lighting. Kitchens come fully equipped with appliances by Miele including a premium refrigerator with custom panelized door, gas cooktop, black and stainless-steel wall oven and top-performing dishwasher with custom panelized door. Thoughtfully designed bathroom suites feature natural stone, radiant heated flooring, and full-height natural stone showers with glass enclosures. Top-of-the-line fixtures include cutting-edge Dornbracht polished chrome bath and shower fittings alongside custom wood cabinetry and sleek Kohler soaking bathtubs.

“The Emerald has experienced incredible interest both locally and nationally from buyers seeking pied-à-terre to first time homebuyers,” said Josh Nasvik, Managing Director at Polaris Pacific, The Emerald’s sales and marketing team. “Downtown Seattle continues to be one of the most desirable neighborhoods for luxury condominiums in Seattle and has proven to be a resilient market in the past year. We celebrate this momentous sales milestone which signals the comeback of downtown as people recognize that now is the time reinvest in the city.”

Envoy Emerald Partnership

Own at The Emerald, get a Tesla. Residents of The Emerald will have access to one Tesla Model S and one Model X conveniently located on property to book out for a few minutes, hours or days. These luxury models by Tesla set an industry standard for performance and safety. Tesla’s all-electric powertrain delivers unparalleled performance in all weather conditions – with go anywhere range, and Tesla’s immense Supercharger network – allowing drivers access to the mountains, beach, and beyond. The Model X, Tesla’s luxury SUV is equipped with automated doors including the eye-catching falcon wing back doors allowing for easier accessibility to back seats. The touch screen on Teslas operate almost everything on the vehicle including navigation that finds charging stations along your route, and instructions of how long to charge to reach your destination. With the option of the Model S sedan and the Model X SUV, you have two great vehicle choices to fit your trip needs.

These days (more than ever), residents are looking for ways to reduce their cost of living. Envoy electric car sharing is more affordable than owning and maintaining a vehicle. Before the pandemic, personally-owned vehicles sat unused 95% of the time on average. Now that so many are working from home or unemployed, that % is much higher. Why own a car for it to just sit there? With Envoy, you can have a Tesla when you want it, and don’t have to pay for it or worry about it when you don’t need it. Insurance and customer support are included and there’s no need for gas.

The Emerald Homeowner, Sandy Roberts had this to say about the Envoy car-share partnership: “Although our location offers incredible access, Kimberly and I do enjoy renting a car and getting out of the city once in a while. It’s fantastic that The Emerald has partnered with Envoy, providing instant on-demand access to energy-efficient Teslas right through the app.”

When using Envoy, riders are most surprised to find how awesome electric cars are. 75% of our drivers have never driven an EV before. They quickly realize how fun they are to drive – from quick acceleration to the serine quietness of an electric motor, they’re blown away by the whole experience. Tesla’s especially have a specific draw – they’re gorgeous, full of cool technology, and have un-matched acceleration. Not to mention their fun, “Easter Eggs”, said Envoy’s Drew Hopkins.

Go behind-the-scenes to get more details on the exclusive partnership with Emerald owners, sustainability features, safety measures, success stories and more! Read the interview with Drew Hopkins, Chief Growth Officer of Envoy:

How easy is it to book a car with the Envoy mobility app?

The goal of Envoy is total simplicity. When you need a car, it’s ready for you. When you don’t need it, you don’t have to think about it. No car payments, no buying gas, no insurance, no maintenance, no cleaning… Just a sweet ride to get you where you want to go whenever you want it. Download the app, upload your driver’s license and credit card, ask property management for access code, and book a Tesla for minutes, hours, or days! (Residents can enjoy a video demo here).

What are the top four reasons residents use Envoy?

Running errands, going to the doctor’s office, visiting or picking up loved ones and sightseeing/getting out of town.

Are you able to describe the new sanitary and safety measures that have been introduced to the Envoy program at The Emerald?

Our vehicle maintenance partners AndGo by Goodyear and Simply Clean have enhanced their sanitization efforts, both in frequency and procedures. They’re using an industrial-strength sanitization solution on the interior/exterior “touch” surfaces of Envoy vehicles. All staff members have been trained on proper safety protocols including wearing appropriate protective gear. Since Envoy vehicles are exclusively for you and your neighbors, we encourage our members to Be a Good Neighbor and follow CDC guidelines to keep us safe. We also offer wipe stations for properties to put near the vehicles if they choose. Our Envoy drivers have made it clear to us that they find Envoy to feel safer than other transportation options available during this unique time. They don’t have to be in the same vehicle as a driver or other members of the public on the train, they see our maintenance partners on site frequently cleaning the vehicles, they’re familiar with the cars as they’re using the same vehicle daily, and they can wipe down the car before and after. If we all do a little, we can drive a lot of fun.

Envoy has been a huge support to first responders in Seattle. What have you witnessed among those using Envoy to Do Good?

Surveys to Envoy drivers has shown that not only are our members relying on Envoy during this difficult time, the service has become essential to their everyday lives. From getting groceries, going to the doctor, visiting loved ones, or escaping the city for some fresh air, Envoy vehicles have been the safe option getting residents where they need to go. During this pandemic, we’ve donated hundreds of hours of free drive time for members to get their essentials, volunteer for charities, or make a little side money driving for the gig economy.

Meet The Emerald Sales Associate, Brooke Kavieff

We’re pleased to introduce you to Brooke Kavieff, Sales Agent at The Emerald in downtown Seattle. You may have enjoyed a virtual or in-person tour with Brooke or have seen her in a Zoom spotlight or video recently. She’s in high demand these days! Bringing 7 years new home real estate sales experience and an extensive background in new construction, Brooke is happy to be part of the team behind this exciting new real estate development calling The Emerald, “An Elegant, sophisticated and luminous building.”

As someone who has just as much appreciation for the outdoors, as the indoors, Brooke covets a good water view that can be enjoyed steps from all the action of city-living. “My favorite view is from our southwest corner one-bedroom. There’s so much to see from this corner. I like looking down at the street scene in Pike Place, watching the ferries pass by in Elliott Bay, admiring Mount Rainier when she makes an appearance. Prospective buyers and brokers who tour are always surprised to find how many of our homes have water views!”

Originally from Texas, Brooke has called Seattle home for the last 3 years, “I love living close to the water and the mountains, it’s the best of both worlds for an outdoor-lover like myself.” Ask Brooke about her favorite spots to enjoy the great outdoors in the Pacific Northwest or where to find the best nearby jogging trails. An avid runner, Brooke has added completing the 2015 NYC Marathon to her list of achievements.

Join us as we go behind-the-scenes with Brooke sharing her favorite spots in the neighborhood, model home design, interior details by Susan Marinello Interiors and even what we’d find in her Pike Place Market bag:

What are some of your favorite building design features?

I love our interior finishes! Susan Marinello did an incredible job making the selections. They are elegant, contemporary, and warm. One of my favorite special touches that Susan included is the wall accent tile on the ground floor and amenity levels. It has a beautiful raised pattern that almost looks like sand as the tide is going out. The lights directed from the ceiling down across the tile brings out the unique design of the tile. I’ve never seen anything like it, almost all of our guests make a comment about how beautiful it is.

Do you have a favorite model home design?

One of my favorite model home designs is our southeast corner one bedroom with a den, Residence 2402 designed by ASH Staging. To play off Model Residence 2402’s sharp angles, ASH opted to ground the living room with a round rug and curved sofa paired with a Robert Parry Lotus Chair carved in African walnut. This floor plan has my favorite den in the entire building! It’s wrapped in floor to ceiling windows with views down to Smith Tower, Pike Place, and Elliott Bay. The den is separated from the bedroom by the living room and kitchen, which creates privacy for someone working from home.

What are some of your favorite spots in the neighborhood to frequent?

Some of my favorite local spots in the neighborhood include Michou for a healthy grab-and-go lunch or a nice picnic along the Seattle waterfront. Storyville Coffee for coffee, of course. Their location also has one of my favorite views of The Market. When I’m in the mood for a little shopping, I love to walk over to Alexandra’s Designer Consignment on 4th Ave. & Olive. I always find something unique when I’m there!

If we took a peek inside your Pike Place Market bag, what 3 items would we find?

My bag would definitely include a Gluten-free Cinnamon Roll from Cinnamon Works, a fresh bouquet of Dahlias, and a block of Beecher’s smoked cheese.

The Emerald Begins NESTING

The Emerald recently released details on its exclusive partnership with Thompson Hotel, further connecting the City’s evolving waterfront and bringing a new level of amenities and curated programming. Both current and future owners at The Emerald will enjoy curated food and beverage experiences, including discounted meals at Conversation, Thompson Seattle’s signature restaurant, plus a secret signature cocktail menu at The Nest, the hotel’s striking rooftop bar and lounge. As homebuyers begin moving in, we went behind-the-scenes with bartenders at The Nest to share the perfect recipe to celebrate your new nest at The Emerald and to get their take on our community.

Warm your new home with this recipe shared by our friends at Thompson Seattle’s Nest Rooftop Bar:

Gardenrita (It’s Kinda Like a Margarita, with a Thompson Twist)

1.25 oz espolon reposado tequila

.5 oz sipsmith gin

.75 oz lime juice

.5 oz cucumber juice

.5 oz agave syrup

.75 oz ancho reyes

1 dash celery bitters
1 dash firewater bitters
Shake & roll into a collins glass | garnish with 2 cucumber slices

If The Emerald were a cocktail what would the ingredients be?

The Emerald screams ‘luxury’ and ‘sophistication’ which is (and always will be) a Vesper Martini using Hendricks as the base spirit. However, unlike Bond, this Vesper is stirred not shaken to keep the integrity of the ingredients intact. Classy, sophisticated, fun.

What’s the most popular cocktail at The Nest?

Pea Diddy (created by our very own, Lexi Birkebak)

Pea flower infused Ketel One Vodka, lemon, ramazzotti Rosati, simple, tiki bitters

The Nest’s “Secret Signature Cocktail Menu” for The Emerald includes:

Tequila Sunset – $16

el jimador tequila, orange juice, blackberry brandy, cherry

Or

Nouveau Old Fashioned – $16

Bourbon, remy vsop, dry curacao, demerara, ango & orange bitters

The Emerald Partners with Downtown Seattle Neighbor, Thompson Seattle

The Emerald, set above the iconic Pike Place Market and the glistening Puget Sound, recently unveiled a strategic partnership with downtown Seattle neighbor and leading luxury boutique hotel, Thompson Seattle, to deliver current and future homeowners a resort-style living experience with the introduction of a new suite of amenities and world-class service. The exclusive relationship focuses on lifestyle amenities and further connects experiences enjoyed along the city’s evolving waterfront. The synergies between both brands will help elevate Seattle’s developing waterfront and further position the city as one of the nation’s celebrated destinations for residents and travelers alike.

“Time and again visitors select The Thompson Hotel for its unique combinations of thoughtfully curated design, culinary sophistication, and the right amount of edge – a place where social meets cultural and where design perfectly blends “what lasts” with “what’s next.” The views are pretty amazing too!”, says Whitney Brown, Thompson Seattle’s General Manager.

We caught up with Whitney for an exclusive interview on the award-winning hotel, read on:

The two celebrated downtown Seattle properties both share designs by local architects. The Emerald, a world-renowned Seattle-based design team, Julia Nagele of Hewitt Architects and Susan Marinello Interiors and Thompson Seattle conceived by local, Seattle award-winning architect, Olson Kundig.

Are you able to tell us a bit more about Thompson’s architecture and its inspiration?

The primary architectural considerations of the project was the scale of the structure and its relationship to existing buildings in the surrounding area. The building is composed of two primary elements that break the expression of the structure: a focal point “glass lantern” with geometric shifts that physically mimic the street grid alignment. While the iconic glass lantern is symbolic of the hotel’s relationship with Seattle, the Pacific Rim and wider world – it serves as an inviting and luminous entity.

What might 48 hours at the hotel look like?

Your morning at Thompson Seattle begins with waking up rested and relaxed after an amazing night’s sleep in our proprietary Thompson Bed. In room coffee or tea are takes just a few minutes from boil to the first sip thanks to our coffee partner, Herkimer Coffee. If you prefer something a bit more fancy you can wander down to Small Talk, our coffee shop located in Conversation, where we offer assorted pastries, espresso drinks and brunch cocktails. The day’s travels may take you across the street to explore Pike Place Market or a little further down the waterfront to the Olympic Sculpture Park. On your way you’ll find a number of amazing restaurants that will lure you in for lunch. Some of our favorites include Bacco Café, Los Agaves, and Mr D’s Greek Delicacies. Your perfect Seattle evening concludes with sunset happy hour at The Nest, Thompson’s rooftop bar.

What do you feel makes The Thompson Hotel stand apart from all others in Seattle?

We seek out and adapt to the uniqueness of our locations, and because each property is a product of its environment, we count our neighbors among our most frequent visitors. All our meeting spaces are a direct nod to the Boeing Company and its humble roots right here in the Pacific Northwest. This is most recognized in our meeting and events spaces with aerospace themed artwork and event space names like Dreamliner, Blackbird and Flybaby. Among our many awards, the one we are most proud of is Conde Nast Traveler Readers’ Choice Award where we have held the #1 spot for Best Hotel in the Pacific Northwest for two years running, and hope to keep that streak going in 2021.

What sets the hotel apart from others is its attention to detail at every turn and the heartfelt service provided by each and every staff member. We want our guests to feel like they are part of the Thompson family and that they can consider Thompson Seattle their home away from home when travelling here. We are also very passionate about our Cleanliness & Care Commitment, not just in the current climate but also in the interest of maintaining our enhanced cleaning procedures post COVID and beyond.

The Nest at Thompson Seattle has been named among Conde Nast Traveler’s Top 15 Rooftops in the US for multiple years. Are you able to describe what makes it so special?

We believe restaurants, bars, and events are at the core of the social experience. Albeit those offerings look different in today’s environment, we shifted gears and created the “Nest Supper Club” pop-up allowing our top notch culinary and bar teams to once again invite guests into our spaces in a reworked, socially distanced outdoor dining room. We are excited to be re-opening The Nest in its true form as an upscale cocktail bar with small bites and sweeping views of Elliot Bay and the waterfront cityscape. That opening is slated for May 11th.

Thompson Seattle invites owners at The Emerald and local, prospective homebuyers to enjoy a one-of-a-kind, discounted “Thompson Cares” packages – offering incredible views, walkability to fine dining, coveted retailers, and the city’s beloved public market. Our exclusive partnership also offers The Emerald owners a limited number of convenient, subterranean garage parking at the Thompson Seattle, complete with electric vehicle charging stations and 24-hour curbside valet service, seven days a week.

– Curated food and beverage experiences, including exclusive pricing on meals at The Thompson Seattle’s signature restaurant, Conversation
